| The Casitas @ Summer Hill is a patio home project that is located in the North area of Grand Junction, Colorado. The project was started in the Summer of 2001 and will have approximately 130 units when completed. The subdivision was developed by Paradise Hills Partnership and all of the units are built by LGD Construction, Inc. The "casita" concept is available as an option when the lot size allows. A casita, "little house", is a building detached from the main house, usually finished as a bedroom or office with a bathroom and closet. About one fourth of the units have added a casita. The base price for 1,800 to 2,000 square feet is $359,900, with the casita adding $30,000. The grounds of the subdivision are maintained through the Home Owners Association and include several ponds with a waterfall, walking trails, and landscaped open spaces. The front lawn for each unit is maintained by the HOA. The floor plans vary with each lot and can be customized on the inside. They are all two bedrooms with an office or third bedroom and 1 3/4 baths. All of the units are single level and have attached double garages.
